Why sell to us

The sale happens on your terms, out of public view.

Some houses, and some situations, don't belong on the open market. A private sale skips the repairs, the strangers in your hallway and the neighbors asking questions.

01

As-is

Leave it exactly the way it is.

Old roof, bad foundation, code issues, a basement full of belongings. Don't paint, clean or haul anything. Take what you want to keep and leave the rest behind.

02

Quickly

A real offer fast, a closing on your schedule.

We pay cash, so there's no buyer's loan or appraisal to fall through. We can close as soon as title work is done, or wait a few months if you need time to move.

03

Quietly

No sign, no listing, no open house.

Your house never goes on the MLS, Zillow or social media. No photos online and no parade of buyers. Just one walkthrough with us, at a time that suits you.

04

Privately

Your situation stays between us.

You deal with one local family from first call to closing. We never sell or share your information, and we close at a local title company with no fuss.

Private sale vs. listing

What stays private when you sell to us

Listing a house puts it, and you, on display for weeks. Here's what a direct sale changes.

We'll be straight with you: a house in great shape, with time to sell, can sometimes bring more on the open market. If that's true for yours, we'll tell you.

How it works

Three steps, one conversation at a time.

  1. Tell us about the house

Call, text or send the short form. An address and a few details are all we need, and the conversation is confidential.

  2. One walkthrough, one offer

We do our market research, take one quick look at the property when it suits you, and give you a fair cash offer. No obligation.

  3. You pick the closing date

If the offer works for you, we close at a local title company on your date. You're paid at settlement and walk away.

Situations we handle

Whatever is behind the sale, it stays private.

Selling a house is often tied to something hard. We've seen most of it, we don't judge, and we keep it to ourselves.

What happens to the house

Some we flip. Some we keep.

We're the actual buyer, not a middleman passing your contract along. Once a house is ours, it goes one of two ways, and either way it's in good hands.

We flip it

Renovated right, for the next family

We flip houses full time and stay involved from purchase to resale. Roofs, systems, kitchens, floors: we do the work properly, so the next owners love the house as much as you once did.

We keep it

Held for the long term, looked after locally

Some houses we fix up and keep as long-term rentals. They stay in the community, cared for by people who live here, instead of sitting empty or getting passed between investors.

Our Reno-Flip series follows each house from the day we buy it through demo day to the finished home: Maple House, Cedar House, Apple Dumpling House, Schoolhouse Rock and more.

Who we are

A local family, seven generations deep in Fauquier.

We're John and Kelly. Our community matters to us. We buy, renovate, sell and rent homes here, and we're always looking for the next one. When you call, you talk to us, not a call center, and you deal with the same people all the way to closing.

Discretion is part of how we work. Your name, your house and your reasons don't get shared, posted or passed along.

Questions

What sellers usually ask us.

Don't see yours? Call or text 703-975-9756.

Will my neighbors know I'm selling?

Not from us. There's no yard sign, no listing on the MLS or Zillow, no photos online and no open house. We'll schedule our one walkthrough whenever you like. Like every sale in Virginia, the deed is recorded with the county after closing, but nothing is marketed before or after.

Do I have to fix or clean anything?

No. We buy houses as-is. Take what you want to keep and leave the rest, furniture and junk included.

How fast can you close?

We pay cash, so there's no lender to wait on. We can close as soon as the title work is done. If you need time to find your next place, we can set a later date instead.

How do you come up with the offer?

We ask about the property, research recent sales nearby, and take one quick look at the house with your permission. Then we make you an offer and walk you through how we got there. There's no obligation to accept.

Do I pay commissions or fees?

There's no agent commission when you sell directly to us. We go over every number in the offer with you before you decide, so nothing is a surprise at closing.

What if there are tenants, liens, back taxes or a probate?

Call us with the details. We've worked through all kinds of situations, and we'll tell you honestly whether and how we can help.

What do you do with my information?

We use it to talk to you about your house, and that's it. We don't sell it, share it or add you to a marketing list.

Are you the actual buyer?

Yes. We buy the house ourselves. Some we renovate and sell, and some we keep as long-term rentals. Your offer comes from us, not from someone who'll pass it on.

Ready when you are

Tell us about your house, in confidence.

No obligation, no pressure, and no one else will see what you send. We'll get back to you personally.

Confidential. Used only to respond to you.
